About Property Management Service (PMS)
PMS is a single package multi services offering from Propdial, which includes a single point of contact (SPOC) for your property management needs, Renting, Tenant background verification, rental agreement, rent collection, bill payment, quarterly inspection with pictures, maintenance as needed.
Scope of PMS Service
Property Inspection
- Quarterly inspection of the property when it is vacant.
- Twice a year inspection of the property when it is occupied by tenant.
- Inspection of property on the complaint of owner, tenant, neighbor or society maintenance office.
- Inventory check: complete inventory check list will be prepared upon entry and exit i.e. when tenant takes handover and when the tenant leaves.
- Regular feedback along with photographs.
Payment & Bill Collection
- Payment of bills like house tax, maintenance bill, electricity bill, water bill etc, when property is not occupied by tenant.
- Collection of rent and other dues from tenant and depositing into owner’s account on a timely manner.
Repair & Maintenance
- Alerts about damages like seepage, termite, or any wear and tear and advise on cost effective solution
- Refurbishment work - from simple redecoration to large extensions and conversions.
- Trusted vendors for on demand maintenance /repair work requested by owner be it painter, plumber, electrician, carpenter, masonry work, pest control, for quality services at competitive rates.
- Verification and recommendation of tenant complaints
- Supervision of minor and major repair works (electrical, plumbing, carpentry and other issues) if owner choose to get them done by his vendor
- Inspection of works done and reporting via photos / videos of the completed work
- Any repair and maintenance work will be charged as per actual expense and with prior approval of owner on the agreed work scope.
Possession takeover assistance
- Inspection of property before taking possession
- Coordinating with builder to complete the pending work
- Helping in getting property registered at reasonable cost
Legal paper work and lease agreement
- Renewing lease agreement
- Getting it registered in court – additional charges may apply
- Rental agreement will be prepared by Propdial after approval from the owner
Keys & Visit management
- Handling keys with utmost care
- Showcasing property to new prospective tenant
Rental & Seller Services
- Provide owner with the current market rental/sell rates as it may be.
- Searching Good tenant/buyer for the property
- Getting property rented /sold at the earliest with multi-channel lead generation and property visits.
- Negotiate best rent/sell price with potential tenant/buyer – additional charges may apply
- Tenant background verification with current employer.
- Helping in police verification of tenant
- Taking handover of property upon exit by tenant
- Assessing the cost of damages, dues and managing final settlement with tenant

Cancellation Policy
The Property Management Services agreement can be terminated for convenience by either party by providing 30-day notice of termination.
Other Terms
- Propdial shall be solely responsible for any guarantee/warranty related to the products / services provided by it to the customers.
- Customer expressly permits ICICI Bank to share his/her contact details with the third parties for the purpose of availing the desired services.
- The customer is responsible for providing the requisite details / documents to Propdial for Property Management Service agreement.
- ICICI Bank shall not be liable for any liabilities to any party arising out of work or services performed by Propdial.
- ICICI Bank shall not be liable for any claims arising due to the Promotional offers provided by Propdial.
- ICICI Bank shall not be responsible for any payment to be made by the customer to Propdial and shall not be liable in case of any defaults of either the customer or Propdial.

Yes, we do tenant discovery for you as per your preference and further a complete Tenant management including but not limited to tenant background check, rent collection, move-in, move-out facilitation etc.
Is PMS a chargeable service?
Yes, PMS is a chargeable service, Our partners will get in touch with you and share their charges that are dependent on the size of the property.
