Situated along Vikas Marg, Sector 70 is primarily a residential sector majorly consisting of independent houses and multi-story apartments. Amrapali’s Pan Oasis is a prominent high-rise apartment complex in the sector. Mostly comprising horizontal construction, the sector also offers indoor lodging facilities in the form of Paying Guest Accommodations (PG) and Guest Houses. Sector 70 enjoys sufficient greenery through a designated green belt along its periphery and several public parks within. A village named Basai is also situated within the sector. Other sectors in the neighborhood are Sector 67, 71, 73, 121, and 122.

Sector 70 scores are high in terms of physical connectivity with other prime locations of Noida. Roads within and outside the sector are sufficiently wide with less traffic congestion. The residents are also benefitted from Blue Line metro connectivity through Sector 61 metro station (2.5 km). Metro connectivity with Noida Expressway sectors and Greater Noida can also be availed through Aqua-Line Sector 51 metro station (2.5 km).
